Roof damage inspection by Golden Rule Roofing Group

Professional roof inspection

The damage you can't see is the damage that costs you.

Some roof damage is obvious. The damage that costs you the most isn't — it hides in flashing, seams, and bruised shingles you'd never spot from the ground. That's where a trained eye earns its keep.

What you see vs. what we see

From the ground, your roof looks fine. That's the problem.

A homeowner sees shingles that appear intact. A trained inspector sees cracked flashing, hail-bruised shingles, lifted edges, granule loss in the gutters, and sealant that's starting to give. Same roof, two very different reads — and the second one is the one insurance carriers and future repair bills care about.

  • 01

    Hail bruising

Impact marks that look like nothing from the ground but have already compromised the shingle mat. Left alone, they fail early and turn into leaks.

  • 02

    Cracked or lifted flashing

Around chimneys, vents, sidewalls, and skylights — the most common source of leaks and almost invisible without walking the roof.

  • 03

    Nail pops & fastener issues

Nails backing out under thermal cycling. One popped nail can lift a shingle and open a slow leak that soaks the decking below.

  • 04

    Failed sealant & pipe boots

Rubber pipe boots dry out and crack, sealant shrinks and separates. Small failures in critical spots that are easy to miss.

  • 05

    Membrane wear & seam separation

On flat and low-slope commercial roofs — punctures, blisters, and seams pulling apart. Ground-level looks fine; the roof is not.

  • 06

    Ponding & drainage evidence

Standing-water rings, sediment lines, and debris trails that show water isn't clearing the way it should — a slow-motion problem.

What a Golden Rule inspection covers

A thorough inspection, not a five-minute sales pitch.

Every roof we inspect gets the same treatment: on the roof, on foot, with a camera. Here's what's included.

01

Full roof walk

We walk the entire roof — every slope, every side. No drive-by, no binoculars from the driveway.

02

Photo documentation of every finding

Wide shots for context, close-ups for evidence. Everything we call out has a photo behind it.

03

Flashing, penetrations & seams

Chimneys, vents, skylights, sidewalls, curbs, drains, scuppers — the critical details where leaks actually start.

04

Gutter & drainage assessment

Blockages, pitch problems, damaged fascia, and drainage evidence that tells us how water is really moving off the roof.

05

Attic ventilation check

When accessible, we look inside for signs of trapped moisture, staining on the decking, and ventilation problems that shorten roof life.

06

Written report with photos

A plain-English write-up of what we found, what it means, and what your options are — yours to keep whether you hire us or not.

Why it matters

Small problems caught early are the cheapest roof you'll ever buy.

A cracked pipe boot caught this year is a two-hundred-dollar fix. Missed for three years, it's rotten decking, wet insulation, and a ceiling repair inside the house. The math on roof damage almost always favors catching it early.

And if there's storm damage, timing matters even more. Insurance carriers have filing windows, and undocumented damage gets harder to attribute to a specific storm the longer you wait. A professional inspection creates a paper trail — whether you end up filing a claim or not.

Our process

A clear process, from first look to final walkthrough.

If the inspection turns into a project, this is how it runs. We're roofing experts who handle the process start to finish — you file the claim if insurance is involved, we handle everything else.

  1. Roof assessment & documentation

We inspect the roof and document what we find — photos, measurements, and a clear condition report.

  2. We walk you through what we found

Before anything else happens, you get a straight-talk explanation of the roof's condition and your options.

  3. You file your claim

If insurance is involved, you file with your carrier. We're roofing experts who handle the roofing process from start to finish — on site when your adjuster inspects, documenting the roof, and taking care of the rest.

  4. We restore your roof

Once scope and materials are confirmed, our crew gets to work and keeps the site clean start to finish.

  5. Final walkthrough & follow-up

We walk the finished roof with you and make sure everything meets the standard we promised. On commercial projects, your 3-year Longevity Maintenance Package kicks in — scheduled inspections and preventive maintenance to protect your investment.

Think your roof took damage? Let's find out.

Call or text and we'll get an inspection on the calendar. Thorough, honest, and yours to keep — even if you don't hire us.

Inspection FAQs

Good to know before we come out.

How long does an inspection take?

Most residential inspections take 30–60 minutes. Commercial roofs vary by size, but we block enough time to walk every square foot — no shortcuts, no drive-bys.

Do I need to be home?

We prefer you're available so we can walk you through findings on the spot, but it's not required. Either way, you get a written report with photos when we're done.

What happens if you find damage?

We walk you through what we found, give you our professional read, and lay out your options. If insurance is involved, you file the claim — we handle the roofing process from start to finish, so your only real decision is what roof you want and what color.

How much does an inspection cost?

Contact us for details on inspection pricing. Our inspections are thorough professional assessments — not quick sales pitches — and we're happy to walk you through what's included before we come out.
