Leak repair

The stain on the ceiling tile is the end of the story, not the start.

On a commercial building, water can travel a long way before it shows up inside. It slips under a lifted seam, runs along a deck flute or the top of insulation, and drips through a ceiling tile thirty feet from where it got in. Patching the spot above the stain usually just moves the leak.

Our commercial roof repair work starts on the roof, not in the office. We walk the area above the leak and well beyond it, checking seams, flashings, curbs, pipe boots, drains and anything else that penetrates the membrane. Once we find the actual entry point, we repair it with materials that are compatible with your existing system, and we photograph the before and after so you can see exactly what was done.

Flat & low-slope repair

Most commercial roofs in North Texas are flat or low-slope, and each membrane type fails in its own way. A good repair matches the original system — the wrong patch material can fail early or damage the membrane around it.

Before we arrive, a few steps help: move what you can away from the drip, set out containers, and keep people out of wet areas. If you can safely see the roof from a ladder or roof hatch, check whether any drains or scuppers are clogged — standing water finds its way through any weak spot.

If the leak follows hail or high wind, the damage may go well beyond one spot. Repair or replace

When repair stops making sense.

We would rather tell you a roof has more life in it than sell you one you don't need. Plenty of commercial roofs only need a well-placed repair and some routine attention. But there is a point where you are paying to chase leaks across a roof that has reached the end of its useful life.

Signs we look for: leaks returning in new places after each repair, wet insulation spreading under the membrane, seams failing across large areas instead of in one spot, widespread shrinkage or brittleness, and decking that feels soft or shows rust. When we see those, we will show you the photos and talk through your options honestly.

How fast can you get out for a commercial roof leak?

Can you repair any kind of commercial roof?

We repair TPO, PVC, EPDM, modified bitumen and commercial metal roofs, and we apply roof coatings. We do not work on gravel-top built-up roofs. If you have an older gravel roof that needs work, we can talk through replacing it with one of the systems we install.

Why does my roof keep leaking after it was patched?

Usually because the patch was placed over the stain inside instead of at the actual entry point, or because the patch material wasn't compatible with the membrane. We trace the water path on the roof before we repair anything.

How do I know if I need a repair or a replacement?

If problems are isolated and the roof is mostly dry, repair usually makes sense. If leaks keep returning in new places, insulation is wet across large areas, or seams are failing roof-wide, replacement may be the better investment. We show you photos and explain our reasoning either way.
