Commercial roof maintenance
Commercial roof maintenance that keeps small problems small.
A commercial roof is one of the most expensive parts of a building, and one of the easiest to forget about. Preventive maintenance is how building owners and facility managers protect it.
Why it matters
Roofs rarely fail all at once.
Most commercial roof leaks start as something small: a seam beginning to lift, a sealant joint drying out, a drain partly blocked with leaves, a pipe boot cracking in the sun. Left alone, each of those grows. Water gets under the membrane, insulation gets wet, and a quick fix turns into a large repair — or an early replacement.
Preventive maintenance means someone is regularly walking the roof, catching those small issues and dealing with them while they're still small. It also means the roof gets looked at after severe weather, not just when a tenant calls about a ceiling stain.
For property managers and facility managers, it adds something else: a record. Documented inspections and maintenance give you a history of the roof's condition that is useful for budgeting, ownership reports and future decisions.

What maintenance covers
The routine work that protects a roof.
Every roof and building is different, so maintenance is tailored to the system and the site. In general, preventive commercial roof maintenance focuses on the areas below.
- 01
Scheduled inspections
Walking the full roof to check seams, field membrane, flashings, edges and penetrations, with photos of what we find.
- 02
Drains & debris
Clearing debris from drains, scuppers and gutters so water leaves the roof the way it was designed to.
- 03
Minor repairs
Addressing small seam, flashing, sealant and penetration issues before they become leaks.
- 04
Post-storm checks
Looking at the roof after significant hail or wind so damage is caught and documented early.
Longevity Maintenance Package
The 3-year Longevity Maintenance Package.
On Golden Rule commercial projects, our 3-year Longevity Maintenance Package kicks in after the final walkthrough. It provides scheduled inspections and preventive maintenance to protect your investment in the new roof. Ask us about the specifics for your project — we'll walk you through exactly what's included before work begins on your commercial roof replacement.
The idea behind it is simple. A new roof should be looked after from day one, not forgotten until something goes wrong. Having the same team that installed the roof come back to look at it means problems get caught by people who know exactly how it was built.
Existing roofs
Maintenance for a roof we didn't install.
If you have an existing roof, the best place to start is a commercial roof inspection. That gives us both a baseline: what system you have, what condition it's in, and what needs attention now versus later.
From there we can address any immediate problems through commercial roof repair and talk through an ongoing approach that fits your building. On roofs that are weathered across the surface but still dry underneath, a commercial roof coating can be part of a long-term plan.
We work on TPO, PVC, EPDM, modified bitumen and commercial metal roofs, and coated roofs. We don't service gravel-top built-up roofs; if you have one that's near the end of its life, we can talk about replacing it with a modern system.

After a storm
Maintenance and storm season.
North Texas spring storms bring hail and straight-line winds that can damage a commercial roof without leaving obvious signs from the ground. A roof with a documented maintenance history makes it easier to see what changed after a storm. If damage is found, our commercial storm restoration process takes over. You file any claim with your carrier; we handle the roofing process from start to finish and can be on site when your adjuster inspects.
Golden Rule is insured, owner-operated, and based in Denton, TX. For an overview of all our commercial work, see commercial roofing.
Common questions
Straight answers.
What is preventive commercial roof maintenance?
Scheduled inspections, clearing drains and debris, and fixing small seam, flashing and penetration issues before they turn into leaks — plus a look at the roof after major storms.
What is the Longevity Maintenance Package?
On Golden Rule commercial projects, our 3-year Longevity Maintenance Package kicks in after the final walkthrough, providing scheduled inspections and preventive maintenance to protect your investment. We'll go over the specifics for your project before work begins.
Can you maintain a roof another contractor installed?
Yes, for the systems we work on: TPO, PVC, EPDM, modified bitumen, commercial metal and coated roofs. We start with a commercial roof inspection to establish a baseline.
How often should a commercial roof be maintained?
Many owners have their roof checked on a regular schedule, often spring and fall, and after significant hail or wind. We'll suggest a schedule based on your roof and building.
Does maintenance really make a difference?
Most leaks start as small issues that grow over time. Catching them early usually means smaller repairs and fewer surprises, and it gives you a documented history of the roof.
